The real estate business is tricky enough without the added confusion of a foreign country. Here's some answers to common questions about Ningbo's apartment and office rentals.

What paperwork do foreigners need to rent in Ningbo, China?

​To be legal, expats should have a valid visa in their passport. In addition, a Residence Permit (D, J-1, X, Z) must be secured within 30 days of arriving in China if they are going to stay and work. This permit is what gives expats the right to live and rent property in China. After securing the property, foreigners must register the residence with the local police station.

What rights do I have as a foreigner?

In general, expats have the same rights as Chinese when renting. The contract will outline most of your rights. For example, should the landlord break the contract prematurely, the occupant will be entitled to a payment equal to one month rent. Landlords tend to enjoy foreign tennants, so most people do not experience any problems. It's important to outline detailed provisions when negotiating the contract to set expectations and avoid any issues.

How do rental agreements/ contracts work?

 

Contracts are negotiable and an important component of a happy rental experience. Some apartments only offer terms of 1 or 2 years, although shorter term leases, such as 3-6 months are sometimes available or able to be negotiated. Usually, the tenant must pay a 1 month refundable deposit, although some higher-end rentals require a 2 month deposit. Rent is usually due in advance, paid 3 months at a time. All the terms of the contract can be negotiated and may effect the rental price accordingly. ​

Who do I call if I have any questions or issues with my property?

Janet offers ongoing support in the event of any maintenance issues and can contact the landlord on your behalf for one month after the move-in date. She can also provide this service throughout the duration of the contract if requested.

What is JANET Real Estate's service fee?

For most apartments, the fee is 60% of 1 month rent. For town homes, villas, and offices, the fee is 1 month rent. Janet's service fee is similar to regular Chinese agencies in Ningbo but has the added value of being an English service complete with attention to detail.​
